March 2026 Market Update for South Santa Barbara County

March 2026 Market Update | South Santa Barbara County

Spring showed up in a big way! 131 homes sold across South Santa Barbara County in March, up 18% from last year, and single family sales jumped 25%. Buyers were definitely out there, but that doesn't mean prices went up across the board. The single family median actually came down 21%.

Here's the whole picture:

Highs and Lows of the Month's Sales

Highest Sale: 3443 Padaro Lane in Carpinteria closed at $29,000,000

Lowest Sale (off market): 319 W Valerio St #3 in Santa Barbara closed at $520,000

Sales Trends and Cash Transactions

Total Sales: 131 closings (up 18% YoY)

Single Family Homes: 99 sold (up 25%)

Condos/PUDs: 32 sold (flat YoY)

Cash Sales: 37% of all transactions

Sold Over Asking: 20% of homes

That's a big jump in single family sales! A lot of buyers who waited out the winter were ready to move this spring, and more than a third of them paid cash.

Average Days on Market

Single Family: 50 days

Condos/PUDs: 41 days

Inventory

2.93 months of supply. Still tight, and well under the six-month mark that would signal a true buyer's market.

Pricing Snapshot

Single Family Homes:

Average Price: $3,456,232 (down 20% YoY)

Median Price: $2,225,000 (down 21% YoY)

Condos/PUDs:

Average Price: $1,288,122 (down 3% YoY)

Median Price: $1,150,000 (down 3% YoY)

Here's the nuance: a lower median doesn't mean homes are suddenly worth less, it's more about what's selling. Montecito had 30 single family sales in Q1 compared to 57 last year, so there were fewer high-end sales pulling the numbers up. By area, March single family medians landed at $5,650,000 in Montecito, $2,112,500 in Santa Barbara, $1,710,000 in Carpinteria and $1,561,250 in Goleta. (Carpinteria's average was $5.4 million thanks to that Padaro Lane sale, which is a good reminder that one big sale can really skew an average!)

Q1 Wrap-Up

For the first three months of 2026, 327 homes sold in South County, up 5% from 311 last year. The year-to-date single family median is $2,125,000 (down 24%), the condo median is $1,099,500 (down 8%), and 40% of sales were all cash.

Market Stability & What's Ahead

For sellers: Buyers are active, but they're paying attention to price. Homes that are prepped well and priced for today's market are the ones moving, and one in five sold over asking in March.

For buyers: Inventory is still tight, so the right home will get attention. Getting your financing (or your cash!) lined up before you start touring really pays off this time of year.
