September 2026 Market Update for South Santa Barbara County

September 2026 Market Update | South Santa Barbara County

If the market has felt a little confusing lately, you're not imagining it! September and Q3 didn't tell one clean story, so here's what actually happened across South Santa Barbara County and what I think it means for you.

Q3: Busier, But a Little Softer

More homes sold this summer than last. We had 386 sales in Q3, up 12% from 345 in Q3 2025, and total dollar volume climbed 7% to about $1.06 billion. At the same time, the median price dipped 5%, from $1.9 million to $1.8 million.

Single-family homes did most of the heavy lifting with 287 sales (up 13%), while their median slipped 9% to $2.1 million. Condos went the other direction: 99 sales (up 9%) and a median that jumped 16% to $1,118,000!

Zooming out to the whole year, 1,112 homes have sold in South County so far in 2026, up 9% from 1,021 at this point last year.

September on Its Own

123 homes sold in September, compared to 114 last year. The South County median came in at $1.9 million (about 5% lower than last September), and condos held steady at $1,185,000. 36% of buyers paid cash, and 24% of homes sold over asking.

Neighborhood by Neighborhood

  • Montecito: 20 sales (vs. 17) and the median jumped 15% to $4.9 million. A strong month in a softer year, since year-to-date single-family sales are down 12% and the median is down 9% to $5.575 million.
  • Santa Barbara: 61 sales (vs. 50), with the median up 2% to $2.07 million. For the year, single-family sales are up 14% while the median is down 13% to $2.03 million.
  • Goleta: 32 sales (vs. 34), median down 7% to $1.58 million.
  • Carpinteria: 10 sales (vs. 11), median $1.28 million. (Small numbers like this can swing a lot month to month, so don't read too much into one month!)
  • Hope Ranch & Summerland: no recorded sales in September. Hope Ranch is still having a great year, with 28 single-family sales and a median of about $7.04 million, up 12%.

So Why Does It Feel Weird?

Usually, higher rates slow things down. Rates have averaged around 7.5% so far this year (compared to about 6% in 2025), and yet more homes are selling! My take: a lot of people who've been waiting have decided life can't stay on pause, cash buyers (39% of sales this year!) aren't as affected by rates, and more sellers are pricing for the market we're actually in.

Inventory is still tight, too. We're sitting at about 3.2 months of supply, well under the roughly 6 months considered a balanced market, and homes have averaged about 40 days on market this year.

What This Means for You

Selling? Buyers are out there, but they're price-sensitive. Homes that are prepped well and priced for today are moving, and almost a quarter of September sales went over asking. The biggest mistake I see right now is pricing based on last spring.

Buying? You have more room to negotiate on single-family homes than you did a year ago, especially in neighborhoods where prices have come down. The right home will still get attention (and cash buyers are a real factor), so getting prepared early really pays off.
