If you’re planning on buying a home, what you do right now could make a huge impact on how your venture plays out.
Whether you’re a first time buyer, repeat buyer or investor, buying a home is an exciting experience.
Our proven process makes it simple and easy.
1. Buyer Consultation
We’ll discuss your wish list, what your ideal home looks like and the current market data.
We’ll take the time to learn about your desired neighborhoods, architectural preference, floor plan, size, school district preferences and anything else you want in a home. This consultation will also help us learn about one another – this is a very personal endeavor – we want you to feel comfortable and secure.
2. Pre-Approval and Financial Prep
Depending on the price, homes in Santa Barbara can sell FAST, with multiple offers.
It is important that all finances are in order PRIOR to finding your dream home.
We are connected with some of the top mortgage professionals in Santa Barbara, if you need a purchase loan we have the right professional for you. The loan process can be quite challenging, however, our mortgage lenders will guide you through the process seamlessly.
3. Home Search
Our process was designed to help you find your dream home fast.
We will immediately set up a criteria filtered search. We can see 1 home or 100 – whatever it takes to find the perfect property.
You will be given a unique account under “Compass Collections”, where we will be able to collaborate and discuss all relevant listings on and off the market. You will also have exclusive access to “Compass Coming Soon” listings – BEFORE the general public has access.
Once the feeling is right, we will discuss making an offer and the contractual details.
4. Escrow Process
We work tirelessly to close your transaction on time and with no issues. Here are just a few things we take care of for you during escrow:
- Collect the earnest money deposit (EMD)
- Coordinate any property inspections
- Communicate with lender and order appraisal
- Confirm seller disclosures
- Review inspection results and discuss repairs and requests
- Sign disclosures
- Confirm loan is approved and appraisal on file
- Contingency removals if everything is on track to close
- Final walk through
